October 2026 Nature Coast Housing Market Update: Prices, Rates, and What Buyers and Sellers Need to Know
The October 2026 housing market across Florida's Nature Coast is best described as steady and settling: home prices have held their ground in Pasco and Hernando counties, inventory remains meaningfully higher than a year ago, and mortgage rates moved back above 7% during September, with the average 30-year fixed rate at 7.28% in the first week of October. Whether you are a first-time buyer, a homeowner planning a sale, or a veteran exploring the Gulf Coast with VA loan benefits, this monthly update pulls together the most current figures I can source and explains what they mean for your next move. As a Hudson FL Realtor licensed in Florida, my job is to give you an honest, current read on the market, and that starts with the numbers.
The Big Picture: Prices Steady, Inventory Up, Rates Higher
The story of fall 2026 is moderation with a twist of higher financing costs. In Pasco County, the most recent readings put the typical home value near $348,000 (Zillow, June 30, 2026), while Redfin reported a median sale price of approximately $344,000 for the three months ending in April 2026, up 1.2% year over year, and Orchard's trailing 30-day window showed a median around $353,700 with a median 34 days on market. Active inventory county-wide was near 4,600 listings in late June, a level that gives buyers genuine choice without flooding the market.
Just to the north, Hernando County tells a similar story with slightly softer values. Redfin's most recent county report put the median sale price at $334,000 for the three months ending June 2026, up 2.8% year over year, with homes averaging about 53 days on market. Zillow's average home value for the county was $307,929 as of August 31, 2026, down 2.0% from a year earlier, with homes going to pending in roughly 39 days. In both counties, buyers have more time and more choices than they have had in years.
Mortgage Rates: Back Above 7%, and Rising Through September
The single biggest market mover this month is financing. According to Freddie Mac's Primary Mortgage Market Survey, the average 30-year fixed mortgage rate reached 7.28% in the week ending October 1, 2026, up a quarter point from 7.03% the week before. Rates climbed for five consecutive weeks through September, from 6.71% in the first week of the month to 7.03% by September 24. That is a meaningful step up from the high-6% range buyers saw in August, and it has a real effect on budgets: at 7.28%, the payment on a $350,000 home is roughly $150 more per month than it was at 6.6%.
What should you do with that information? If you are buying, get pre-approved now and ask your lender about 30-, 60-, and 90-day rate locks plus temporary buydowns, which can lower your payment in the early years. If you are selling, remember that buyers are shopping with a monthly payment in mind, so pricing and presentation matter more than ever. And for military veterans and active-duty families, VA loans remain one of the most powerful tools in this market, offering zero down payment, no private mortgage insurance, and rates that stay competitive even when the national average climbs.
Home Values Across the Seven Communities I Serve
Headline numbers only take you so far. Here is the most current data I can verify, community by community, with the source and time frame noted for each figure:
- Hudson (ZIP 34667): median sale price around $289,000, up 5.2% year over year, with homes averaging about 66 days on market (Redfin, three months ending May 2026). A July report from MyBrokerOne reads slightly lower at $285,000 with days on market stretching near 86. Either way, Hudson still offers some of the most accessible waterfront value on the Gulf Coast.
- Spring Hill: live MLS data from Momentum puts the median at $300,000 for August 2026, down just 0.5% from a year earlier, with homes going under contract in about 40 days. Redfin's August reading came in at $314,792, down 3.1% year over year, with homes selling in roughly 55 days. The range between the two is a fair picture: a healthy, well-supplied market where pricing strategy decides the outcome.
- New Port Richey: median sale price of $270,000 in August 2026, up 1.7% year over year, with about 331 active listings and homes going under contract in roughly 45 days (Momentum). The riverfront downtown continues to draw steady interest, and the price point remains one of the most affordable in Pasco County.
- Trinity: the premium Nature Coast market. Horizon Palm Realty's July 2026 report put the median at $484,000 with 49 average days on market, while Redfin's most recent reading (three months ending August 2026) came in around $550,000, up sharply year over year, with a median 42 days on market. With limited inventory and consistent demand, Trinity keeps trading at a premium over the county median.
- Hernando County: median sale price of $334,000, up 2.8% year over year, with about 53 average days on market (Redfin, three months ending June 2026). Zillow's county average value reading was $307,929 as of August 31, down 2.0% over the year.
- Dunedin: median sale price of $439,000 with about 75 average days on market and roughly 313 active listings (MyBrokerOne, June 2026). Zillow's typical home value was $429,155 as of July 31, up 3.2% year over year, and Orchard's June reading put the median near $446,500. Dunedin's premium reflects its walkable downtown, craft breweries, and Honeymoon Island beaches.
- Brooksville and Weeki Wachee: in Hernando County, Zillow's average home value for Brooksville was $308,284 as of July 31, down 2.4% year over year, with homes going to pending in about 57 days. In the Weeki Wachee area, median list prices ran near $371,000 in June 2026 (Movoto), while sale prices in North Weeki Wachee hovered around $332,000.
Statewide Context: Florida's Market Is Leveling Off
Florida's August 2026 market report, released September 16 by Florida Realtors, showed the state's median single-family home price holding at $415,000, up 1.2% year over year, with 4.3 months of supply and active inventory of 94,610 homes, down 13% from a year earlier. Closer to home, the Tampa St. Petersburg Clearwater metro median listing price stood at $390,000 in August (FRED). Across the state, the pace is easing: closed sales ran slightly below last year, and sellers are increasingly adjusting prices to meet the market. That context matters because the Nature Coast generally trails the Tampa metro in both price and pace, which is exactly why buyers looking for value keep finding it here.
What October's Market Means for You
Here is how I would put this month's numbers to work, whether you are buying, selling, or just beginning to explore:
- For buyers: Get pre-approved before you tour, and talk to your lender about rate locks and buydown options now that rates have moved above 7%. The extra inventory across Hudson, Spring Hill, and New Port Richey gives you room to inspect carefully and negotiate, but be ready to move on the right home, because well-priced properties in the strongest neighborhoods still attract attention quickly.
- For sellers: Price against recent closed sales in your specific subdivision, not against a neighbor's 2024 sale. My Pricing Strategy Advisor (PSA) training is built for exactly this moment. With more inventory and higher rates, the first two weeks on market decide your outcome, so launch with competitive pricing, professional photography, and a move-in-ready presentation.
- For veterans: This is still an excellent time to use your VA benefits. Prices are stable, inventory is up, and the zero-down VA loan with no private mortgage insurance stretches further here than in most of Florida. I am dedicated to helping veterans navigate everything from VA appraisal requirements to PCS timing.
Bottom Line: A Market That Rewards Preparation
October 2026 is not the frantic market of a few years ago, and that is a good thing. Prices have settled, inventory gives buyers real choices, and mortgage rates near 7.3% reward buyers who plan, lock, and move decisively. Sellers who price smart and present well still get strong results, and veterans have one of the most buyer-friendly windows in recent memory. The key is working with a local professional who reads these numbers street by street, not just headline by headline.
